A modern mixed-use building defined by a clear base–tower composition, where the architectural identity is driven by a strong and consistent façade system. The lower levels establish an active relationship with the city through transparency, while the upper volumes are wrapped in a structured grid that creates depth, shadow, and a recognisable urban presence.
The spatial organisation follows the logic of the façade, ensuring clarity between public and private functions. The ground floor remains open and accessible, while the upper levels are defined by controlled openings and a rhythmic envelope.
